2005 was another mixed year for the UK mortgage market. The year started darkly, however, as the year progressed the market began to grow and there were indications that it was on the road to stabilization. Lenders are facing a number of challenges in a tougher market, including adapting to incoming regulation, dealing with the threat of rising bad debt, low pricing and diminishing profit margins.

In a market where unsecured debt is escalating, coupled with higher interest rates and a weaker economy, concerns of rising bad debt are unsettling lenders. In fact, a substantial number of lenders saw their levels of bad debt increase on unsecured lending over the course of 2005. Lenders worry that this could feed through to secured lending.

The PPI market has been attracting negative publicity over the last couple of years, as various allegations of mis-selling cases have appeared in the media. Yet the FSA has designated MPPI as compliant, and the Government wants to increase take-up lenders and brokers stand to gain if they can tap into this lucrative market.

In a tighter mortgage market, many lenders are now having to cope with decreased business. This decline in custom as well as the threat of rising bad debt has meant that seeking out market share may no longer be viable for many lenders. Indeed, a number of lenders are switching their focus away from gaining market share towards profitability.
